MORTGAGE FORECLOSURE NOTICE

Default having been made in the terms of that certain Mortgage, executed on 8/2/2007, by Douglas Lee Ellen, a single man, as Mortgagor, to JP MORGAN CHASE BANK, N.A. as Mortgagee, which said Mortgage is recorded in the Office of the Judge of Probate, St. Clair County, Alabama, in Book 2007, Page 45067 on 08/07/2007, and subsequently assigned to J.P. MORGAN MORTGAGE ACQUISITION CORP on 11/15/2017 in Book 2017, Page 39495, and default having continued under the terms of said Mortgage, and by virtue of Alabama Code Section 35-10-3 and 35-10-2, the following described real property will be sold at public outcry, for cash, to the highest bidder, in front of the Courthouse door of said County, during the legal hours of sale, on 12/12/2017.

LOTS 9 AND 10 IN BLOCK 9 IN THE TOWN OF EDEN. SAID SUBDIVISION BEING ON RECORD IN THE OFFICE OF THE JUDGE OF PROBATE OF ST. CLAIR COUNTY. ALSO: ALL THAT PART OF PARKER AVENUE WHICH LIES SOUTH OF THE CENTERLINE OF SAID PARKER AVENUE, EAST OF COMMERCE STREET AND WEST OF THE 10 FOOT ALLEY AS SHOWN ON THE MAP OF THE TOWN OF EDEN, PARKER STREET HAVING BEEN VACATED ON APRIL 3, 1959

Subject to all easements, restrictions and reservations appearing of record. Said sale will also be made subject to any Federal Tax Liens and/or Special Assessments of any nature, if any, which might adversely affect the title to the property.
