Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Derek Stephens and Debra Watson Stephens, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for GMAC Mortgage Corporation, on the 5th day of September, 2003, said mortgage recorded in the Office of the Judge of Probate of St. Clair County, Alabama, in Mortgage Book 2003 Page 65354; the undersigned U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Pell City, St. Clair County, Alabama, on September 27, 2017, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in St. Clair County, Alabama, to-wit:

A tract or parcel of land situated in the Southeast Quarter of the Northeast Quarter of Section 5, Township 17 South, Range 4 East, and being more particularly described as follows: Commence at the Southeast corner of the Northeast Quarter of said Section and run South 89 degrees 49 minutes West 547.51 feet; thence run North 56 degrees 17 minutes 00 seconds West 604.29 feet to the Point of Beginning; thence North 55 degrees 49 minutes 33 seconds West 76.10 feet; thence run North 0 degrees 01 minutes 34 seconds West 268.62 feet to the Southwesterly right of way of Truss Ferry Road; thence run South 50 degrees 11 minutes 12 seconds East along said right of way 60.86 feet to the PC of a curve to the left having a radius of 691.79 feet and a delta of 11 degrees 13 minutes 35 seconds; thence run along the curve 135.55 feet; thence run South 25 degrees 57 minutes 46 seconds West 218.37 feet to the Point of Beginning and being a part of the Southeast Quarter of the Northeast Quarter of Section 5, Township 17 South, Range 4 East, St. Clair County, Alabama, according to the August 28, 1996 Survey by Carl G. Moore, Al. Reg. No. 10096.
