Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Annette Bothwell, a single woman, originally in favor of CitiFinancial Corporation, LLC, on the 11th day of November, 2004, said mortgage recorded in the Office of the Judge of Probate of St. Clair County, Alabama, in Book 2004, Page 62996; the undersigned Bayview Loan Servicing, LLC, A Delaware Limited Liability Company, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Pell City, St. Clair County, Alabama, on December 27, 2017, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in St. Clair County, Alabama, to-wit:

Commence at the intersection of the Southeast right of way of the Southern Natural Gas Co. Pipe Line and the Northeast right of way line of St. Clair County Highway No. 24, thence South 44 degrees 45 minutes 45 seconds East a distance of 30 feet to a point; thence North 28 degrees 18 minutes 06 seconds East a distance of 409.06 feet to a point; thence South 44 degrees 45 minutes 45 seconds East a distance of 150 feet to a point of beginning; thence North 28 degrees 18 minutes 06 seconds East a distance of 100 feet to a point; thence South 44 degrees 45 minutes 45 seconds East a distance of 150 feet to a point; thence South 28 degrees 18 minutes 06 seconds West a distance of 100 feet to a point; thence North 44 degrees 45 minutes 45 seconds West a distance of 150 feet to the point of beginning, being a part of the North half of the Southeast Quarter of Section 8, Township 14 South, Range 4 East.

Also a perpetual easement or right of way over a presently established 30 feet wide right of way, the mid-point leading in a general Northeasterly and Northerly direction from a point on the Northeast right of way of St. Clair County Highway No. 24, passing on the Northwest side of The James Looney Lot and the Southwest side of the Imogene Montgomery, Lessie Mae Williams, and The Henry Netter Teague Lots.

Commencing at the intersection of the Northeast right of way of St. Clair County Highway No. 24 and the Southeast right of way of the Southern Natural Gas Company thence North 84 degrees 44 minutes East, a distance of 259.87 feet to a found iron pin, said pin being the point of beginning of said ingress and egress road easement; thence North 52 degrees 50 minutes East, a distance of 192.37 feet to an iron pin; thence South 45 degrees 39 minutes East a distance of 10.00 feet to an iron pin; thence continue South 45 degrees 39 minutes East a distance of 10.07 feet to a point; thence South 49 degrees 59 minutes West a distance of 191.65 feet to an iron pin; thence North 44 degrees 46 minutes West a distance of 29.62 feet to the point of beginning of the above described parcel.
