Default having been made in the payment of the indebtedness secured by that certain Mortgage executed by ANNA HARDY WEAVER AND WAYNE C. WEAVER JR., wife and husband, as joint with right of survivorship, to COMPASS BANK, on April 16, 2015, in the original amount of $117,500.00, said Mortgage being recorded on April 24, 2015 in the Office of the Judge of Probate of St. Clair County, Alabama, in Book 2015 Page 11958; and last assigned to Compass Bank by virtue of that Assignment of Mortgage recorded in the Office of the Judge of Probate of St. Clair County, Alabama. Compass Bank, as holder, under and by virtue of the power of sale contained in said Mortgage, the following described property will be sold at public outcry to the highest bidder for cash, in front of the main entrance of the St. Clair County Courthouse, Pell City, Alabama on January 16, 2018, during the legal hours of sale the following described real estate, situated in St. Clair County, Alabama, to-wit:

Said property will be sold on an “as is, where is” basis subject to any easements, encumbrances, and exceptions contained in said Mortgage and those contained in the records of the Office of the Judge of Probate where the above-described property is situated. Said property will be sold without warranty or recourses expressed or implied as to title, use and\or enjoyment, and will be sold subject to the right of redemption of all parties entitled hereto.
