Default having been made in the indebtedness secured by that certain mortgage executed by Timothy Aldridge Husband And Melisa Aldridge Wife to ABN AMRO Mortgage Group, Inc. dated July 17, 2003; said mortgage being recorded in Book 2003, Page 44433, in the Office of the Judge of Probate of St. Clair County, Alabama. Said Mortgage was last sold, assigned and transferred to Wilmington Savings Fund Society, FSB, d/b/a Christiana Trust, not individually but as Trustee for Pretium Mortgage Acquisition Trust to be recorded in the Office of the Judge of Probate of St. Clair County, Alabama. The undersigned, Wilmington Savings Fund Society, FSB, d/b/a Christiana Trust, not individually but as Trustee for Pretium Mortgage Acquisition Trust, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash before the main entrance of the Court House in St. Clair County, Alabama during the legal hours of sale (between 11am and 4pm), on the 28th day of September, 2017 the following property, situated in St. Clair County, Alabama, to-wit: Commence at the SW corner of Section 11, Township 16 South, Range 2 East; thence run North 00 deg. 26'34” East along the West line of said section for a distance of 998.85 feet; thence run South 90 deg. 00'00” East for a distance of 38.94 feet to the point of beginning; thence run South 43 deg. 32' 45” East for a distance of 111.61 feet to the point of beginning of a curve to the left having a central angle of 49 deg. 49'14” and a radius of 100.00 feet and a chord bearing of South 68 deg. 27'22” East, thence run along the arc of said curve for a distance of 89.95 feet; thence run North 86 deg. 38'01” East for a distance of 26.95 feet to the point of beginning of a curve to the right having a central angle of 52 deg. 19' 34” and a radius of 75.00 feet and a chord bearing of South 67 deg. 12'12” East; thence run along the arc of said curve for a distance of 68.49 feet; thence run South 41 deg. 02'25” East for a distance of 195.70 feet; thence run North 48 deg. 29'06” East for a distance of 749.39 feet; thence run South 89 deg. 45'41” West for a distance of 933.63 feet; thence run South 00 deg. 14'19” East for a distance of 209.34 feet to the point of beginning. Said property is commonly known as 309 Mize Road, Odenville, AL 35120.

The indebtedness secured by said Mortgage has been and is hereby declared due and payable because of default under the terms of the Note secured by said Mortgage, including but not limited to, nonpayment of the indebtedness as and when due. The indebtedness remains in default, and this sale will be made for the sole purpose of paying the same, including all expenses of the sale, attorney's fees, and all other payments provided for under the terms of said Mortgage.

Said property will be sold subject to the following items, which may affect the title to said real property: all zoning ordinances; matters which would be disclosed by an accurate survey or inspection of the property; any outstanding taxes, including but not limited to, ad valorem taxes, which constitute liens upon said property; special assessments; all outstanding bills for public utilities, which constitute liens upon said property; all restrictive covenants, easements, rights-of-way; the statutory right of redemption pursuant to Alabama law; and any other matters of record superior to said Mortgage.

To the best of the knowledge and belief of the undersigned, the party in possession of the real property is Timothy Aldridge and Melisa Aldridge or tenant(s).
