NOTICE OF SALE
Pursuant to the Judgment and Order of Sale in the
Carter Circuit Court, entered on September 12, 2017, I shall offer for sale the property described herein at public auction at the front door of the Courthouse, Grayson, Carter County, Kentucky, on the 27th day of October, 2017 at or near the hour of 10:20 a.m., to the highest bidder on the following terms:
The aforementioned real estate shall be sold as a whole. The real estate shall be sold on a credit of thirty (30) days, with the privi-lege of the purchaser to pay for bid in cash in full, and if not paid in full then the purchaser shall make a cash down payment of at least ten percent (10%) of the purchase price to cover the costs of the judicial sale; and the purchaser shall execute a bond for the remainder of the purchase price, with good surety thereon, to be approved by the Master Commissioner of this Court, and bearing interest at the rate of twelve percent (12%) per annum from the date of the sale, until paid; additionally, a lien shall be retained upon the real estate to be sold herein, to secure the payment of the balance of the purchase price within thirty (30) days of the date of sale upon which execution may be levied by the Master Commissioner of this Court.
Description of the Property: Beginning at a drain way and Oak Hills Road running with Oak Hills Road to Oak Hills Circle Road; thence running with Oak Hills Circle Road to the corner of Lot 6 running 220 feet North 59 degrees 44 minutes 52 seconds west to the land of William Littleton; thence with Littleton’s land and Lot 6 101.06 feet North 14 degrees 34 minutes 58 seconds east to Lot 7; thence with Lot 7 and Littleton’s land 138.98 feet North 14 degrees 34 minutes 58 seconds east to Lot 8; thence with Lot 8 and Littleton’s land 189.27 feet North 14 degrees 34 minutes 58 seconds east to Lot 9; thence with Lot 9 and Littleton’s land 189.27 feet North 14 degrees 34 minutes 58 seconds east across a county road to Lot 10 and running with Littleton’s land and Lot 10 to the property of Othar Evans to a wire fence; thence with this fence and Evans land and Littleton’s land to Lot 17; thence with Lot 17 and Littleton’s land 175.24 feet South 12 degrees 41 minutes 18 seconds east; thence with Lot 17 and Oak Hill Circle South 78 degrees 14 minutes 19 seconds east 314.72 feet to the corner of Lot 16 being the land of Patrick and Amber Bradshaw; thence crossing Oak Hills Circle Road to the corner of Lot 19; thence running with Lot 19 to the Bed and Breakfast property North 3 degrees 24 minutes 51 seconds east 132.68 feet; thence running with the road around the pay lake with the following calls, South 50 degrees 08 minutes 25 seconds east; thence South 60 degrees 18 minutes 23 seconds east; South 4 minutes 47 degrees 10 seconds west; 65.03 feet; thence South 16 degrees 16 minutes 48 seconds West 46.06 feet; thence down the hill 23 degrees 31 minutes 24 seconds west 113.00 feet to the place of beginning. Containing 15 acres more or less.
Being the same property conveyed to Jimmy Messer and Angela Messer, husband and wife, by William Littleton and Wanda Littleton, husband and wife, by deed dated March 1, 2003 filed in OR Book 95, Page 503 in the Carter County Clerk’s Office.
