Beginning at a stake in the easterly line of Gaston Avenue which bears S. 27 degrees 04’ W/291.62 feet to a stake at the intersection of said Gaston Avenue line with the southern line of Eleventh Street; thence leaving said Gaston Avenue at right angle thereto and running 62 degrees 56’ E 120.00 feet to stake in the western line of a 20 foot alley; thence with said alley line S 27 degrees 04’ W 41.66 feet to a stake in said line; thence leaving said alley at right angles thereto and running N 62 degrees 56’ W 120.00 feet to a stake in the easterly line of said Gaston Ave; thence with said Avenue line 27 degrees 04’ E 41.66 feet to the beginning, contain 4,999.20 square feet, part Lot 14 and 15 in Block 71 of Fairmont Development Company’s Addition.

This conveyance is made with all building and improvements, rights, roads, ways, easement, privileges,appurtence, and advantages thereunto belonging or in any way appertaining.

This conveyance is made subject to any and all existing reservations, restrictions, rights of way and conditions as are contained in the chain of title to said property, including mineral severances.

TERMS OF SALE: Cash in hand on day of sale or within 30 days of sale upon terms to be agreed upon between Trustee and successful bidder, time being of the essence; payment for unpaid real estate taxes to be assumed by the purchaser. The Trustee does not warrant title or fitness to this property; it is being purchased as is; this is a buyer beware sale and any buyer is advised to retain counsel before the sale. If there is any part of the process of sale which is found to be objectionable, the Trustee reserves the right to cancel the sale. No purchaser should take possession or make improvements in the premises until the Trustee deed is delivered or recorded. A third party purchaser at sale will be required to pay the purchase price plus all recording and transfer fees.
