NOTICE OF SALE OF LAND UNDER EXECUTION

TO: MIRANDA R. WATKINS; RICHARD ROE (real name unknown), spouse, if any of MIRANDA R. WATKINS; OCCUPANTS OF THE PREMISES; CHEROKEE NATION; PORTFOLIO RECOVERY ASSOCIATES, LLC, assignee of GE Capital Retail Bank (Arkansas Furniture)
Notice is hereby given that on the 12th day of October, 2017, at 10:00 o'clock a.m., in the Commissioners Meeting Room of the Rogers County Courthouse in Claremore, Oklahoma, the undersigned Sheriff will offer for sale and sell for cash to the highest and best bidder, subject to real estate and ad valorem taxes and superior special assessments on the following described real property, to-wit:

The West 25 Feet of Lot Eight (8) and all of Lot Nine (9), in Block Two (2) of STARR HEIGHTS ADDITION to the City of Claremore, Rogers County, Oklahoma, according to the recorded Plat thereof.

Property Address: 805 E. Comet Street, Claremore, OK 74017
Sale will be made pursuant to a Special Execution and Order of Sale issued out of the office of the Court Clerk in and for Rogers County, Oklahoma, and pursuant to judgment for Plaintiff as follows:
FIRST: The costs of said action accrued and accruing;
SECOND: The judgment and first lien of the Plaintiff, in the amount of $60,994.41 with interest accrued thereon through May 1, 2017, in the amount of $1,677.36 and accruing thereafter at the rate of 5.500% per annum until paid; preservation expenses, accrued and accruing; a sum for abstracting expenses, accrued and accruing; and an attorney's fee, plus costs, with interest thereon at the same rate, until paid.
The property has been duly appraised in the sum of $80,000.00.
