TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 28, 2004, and duly recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed of Trust Book 727, at Page 639, Jerry D. Perdue and Patricia A. Perdue did convey unto Nicholas W. Johnson and Susan L. Petrella, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Fayette County Courthouse, in Fayetteville, West Virginia, on Monday, August 28, 2017, at 3:02 p.m. The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Montgomery District, Fayette County, West Virginia, and more particularly described as follows: The surface land, together with the improvements thereon and the appurtenances thereunto belonging and the rights incidental thereto, situate in the City of Montgomery, Fayette County, West Virginia, being all of Lot 4, Block 9, as laid down on the map of the City of Montgomery (then called Coal Valley), as prepared by I. J. Settle and of record in the Office of the Clerk of the County Commission of Fayette County Commission of Fayette County, West Virginia, and more particularly bounded and described as follows: BEGINNING on the South Side of Fourth Avenue, and on the line between Lots 3 and 4 in Block 9 and running with the said Avenue eastwardly 40 feet to the line between Lots 4 and 5 in said Block; thence at right angles and in a southerly direction 94 feet to an alley; thence with said alley westwardly 40 feet to the line of Lot 3 in said block, and thence at right angles and in a northerly direction 94 feet to the point of BEGINNING.
